That's why an older sale can be useful context—but it shouldn't be the only number you look at.
Two homes can have the same ZIP code and still offer very different experiences.
One might back up to a busy road. Another might have a private backyard.
One might be closer to shopping. Another might have a better commute.
Those details become part of the value, too.
So if you're wondering what your home is worth, don't just look at what the house next door sold for.
Look at why it sold for that price.
That's where the real story is.
