5 Crucial Mistakes to Avoid While Shopping for a Home

If you’re in the exciting stage of home shopping (or even just thinking about it), there’s one thing I can’t stress enough — your finances matter big time during this process.
Even small decisions can have a big impact on your loan approval or final closing. So before you make any big moves, here are a few things you’ll definitely want to avoid until after you’ve closed on your new home.

💵 1. Do NOT Deposit Cash Without Talking to Your Lender

Cash deposits are tough to trace, and lenders need a clear paper trail for all your funds. If you have cash you want to use, talk to your lender first. They’ll help you document it properly so it doesn’t raise red flags during underwriting.

📊 2. Do **NOT Let Anyone Re-Pull Your Credit

Your credit score affects your loan terms, interest rate, and even your approval itself. Multiple hard pulls in a short time can drop your score and create confusion for your lender. If someone asks to check your credit — pause, and call your loan officer first.

🚗 3. Do NOT Open New Credit Cards or Buy a New Car

Even if that 0% offer sounds tempting or the car dealership has your dream SUV — don’t do it yet. New credit inquiries or added debt can change your debt-to-income ratio and throw off your pre-approval. Wait until after closing to make those big purchases.

💰 4. Do NOT Make Large Deposits or Transfers

Large or unexplained transfers between accounts (including digital payment apps like Cash App, Venmo, or Zelle) can cause delays or even require re-verification of funds. Keep your finances steady, and if you need to move money around, talk to your lender first.

💳 5. Do NOT Charge Up Your Credit Cards

Your credit utilization (how much of your available credit you’re using) plays a major role in your score. Big balances can lower your score and make it look like you’re overextended — even if you pay it off later. Keep spending minimal until you close.

🏡 The Bottom Line

Buying a home is exciting — but it’s also a time to keep your financial picture as calm and consistent as possible. When in doubt, check with your lender before making any financial moves. A quick call or message can save you a ton of stress later.
