Low Inventory – What does that mean?

Every real estate agent you know is shouting, “LOW INVENTORY! LOW INVENTORY!” Maybe so much so that you’ve tuned ’em out or keep thinking, so what? What’s that got to do with me? ⁣ ⁣ Truth is if you’re a homeowner thinking to sell or home shopper looking to buy, low inventory means EVERYTHING! ⁣ ⁣ FOR THE HOMEOWNER LOOKING TO SELL:⁣ • The time is NOW! With low inventory in Georgia (translation: not that many homes are for sale), you’re not going to have to compete with as many other homes to attract buyers.⁣ • Even with low inventory set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war.⁣ • You’re going to get a greater return on your investment. Rising prices mean that homes are also gaining value!⁣ ⁣ FOR THE HOME SHOPPER LOOKING TO BUY:⁣ • Time is of the essence when inventory is low. Do everything you can NOW (gather down payments funds, get pre-approved, have your home ready to sell) so when you find your dream home you. can act, and act fast!⁣ • Keep your offer as “clean” as possible. Now isn’t the time to pack your offer up with contingencies, concessions, closing dates, or repairs.⁣ • Beware of renegade emotions. Whether it’s a competitive bidding war or losing out on another home you just KNEW was the one, fight to keep your emotions in check. Stay patient and stay in the game — the right house will come along at just the right time. ⁣ ⁣ If you have even the slightest inkling of selling, DON’T PUT IT OFF any longer. At least speak with an agent (hopefully you’ll choose me!) who can help you assess the changing market conditions and let you know what you can expect to sell your home for — chances are you’ll be pleasantly surprised!⁣

It’s a new year, which seems like the perfect time to talk about NEW CONSTRUCTION in Georgia. Is new construction a good option for you? Ask yourself these questions to find out! “Is your move-in timeline flexible?” Building a new home typically takes 6-8 months – from choosing your floor plan and features to move-in day. You’ll want to consider your timeline when thinking about buying new construction. “Are you looking for a house specific to your design preferences and lifestyle needs? It can be challenging (and sometimes impossible) to find a pre-owned home that fits your exact style and lifestyle needs. If you decide to build a new construction home, you’ll get to personalize the details to suit your preferences and design taste perfectly. “Are you hoping to find a house that is move-in ready?” Buying a house sometimes means buying someone else’s problems. Attn. Sellers – Listen up!

As sellers, we get so used to our own space, that we don’t realize how our home comes across to others. This may step on toes or hurt feelings, but as a real estate professional I’m here to be shoot you straight and be honest with you.  Keep these things in mind when showing your home! Your house needs to look AND smell clean, do everything you can to make that happen before you list. Clean up & repair any pet damage and do your best to keep signs of pets minimal while your house is for sale. Clutter…Clean it up. Get rid of it. Box it up. Put it away. Out of sight, out of mind! Clear out all signs of life, get it really clean and leave out just a few styled decorations on the counter. Remove as much as you can (seasonal clothes can be packed away, time to donate things you’ve been meaning to, etc), line up clothes by color, keep shelves neat and clear the floor completely. Make your most personal spaces as neutral and comfortable for strangers as possible. Tidy the yard fully to make a great first impression and set the tone for how you care for your home, inside and out. Put your laundry away in closets or baskets with some kind of cover. No doubt the real estate market in Georgia is hot!  You may be going back and forth between renting or selling your current place. There are upsides and downsides to both selling and renting, and both have advantages and potential drawbacks that you’ll want to thoroughly consider and weigh carefully before making a final decision.
